Home Sellers Are Browsing Your Site, Looking For A Good Agent...

lady looking for a real estate agent online

How will you keep their attention and prompt them to call you?

You may do a fantastic job of presenting your listings, and your agent bio may show them that you have the experience and the personality that appeals to them. But that won't keep them from checking out other sites and other agents.

Just as your home buyers want to see "one more house" to make sure they're choosing the best one, those sellers will check out "one more agent" to see that they are choosing the best one.

Your challenge then, is to entice them to leave their names and give their permission for you to stay in touch. From there you'll be able to work on building a relationship, even though you haven't yet met.

You may already be capturing their names by offering a web-based market analysis, but then what?

Are you sending them regular follow-up messages that demonstrate your market knowledge? Or are you sending those messages that say "If you're ready to list now, call me."

Most home sellers will get bored with that kind of message pretty quickly. It might even annoy them. For sure it won't nurture any kind of a relationship.

Here's how to keep their interest and build their trust:

Use my pre-written set of 18 messages - each offering advice that demonstrates why some homes sell quickly while others just sit there.

My purpose and intent in writing these letters is threefold.

First, of course, is to keep you in touch with serious seller prospects who will choose you as their listing agent.

Second is to set you up as an agent who cares about their success. You'll be giving advice, not hollering "Hire me now!" as your competition is probably doing. Of course, you'll be offering your services, but in a non-abrasive manner.

Third is to pave the way for you to list at the correct price, and get the seller's cooperation in preparing the home for sale, as well as in staying cool and negotiating when offers come in.

Here are the topics:

  1. What makes a home sell quickly? (Price, presentation, marketing)
  2. The importance of correct pricing
  3. How to determine the correct price
  4. A pricing trick that doubles your exposure
  5. The importance of the photo shoot (See a Sample)
  6. Curb appeal
  7. De-cluttering
  8. It's fix-up time
  9. Make it sparkle
  10. Depersonalize
  11. Staging
  12. A word of caution
  13. Being ready for showings
  14. Get out when buyers come in
  15. When you get an offer...
  16. There's more to an offer than price
  17. Approvals, inspections, appraisals, & closing
  18. Call me any time

These letters are designed for your autoresponder - to be sent after your visitor opts in to get an automated market analysis. If you don't offer that function, you can simply invite them to opt in. In my thank you letter to you I include two suggestions for "invitation" copy for your website.

By the time the final letter arrives, serious sellers should have already contacted you. But just in case, the final letter says you'll be glad to show them your entire marketing plan and presents an offer for them to call you any time with questions.

Could you write these letters yourself? Of course - if you have time and write well. But, if you haven't done it yet, you probably won't. So save yourself hours of aggravation and re-writes. Instead of going the DIY route, use your time to set the letters up in your autoresponder and install the opt-in box on 2 or 3 pages of your website.

Just one new correctly priced listing will pay for these letters many times over, so what are you waiting for?

Oh yes - the price.

Please don't laugh when I tell you... because I haven't priced them in accordance with their value to you. I've priced them in accordance with today's shaky economy. Only $97 for all 18 letters, plus my suggestions for your website "invitation" copy.

Give your website visitors a reason to keep remembering your name and your face.

Give them good advice that will help them understand the process and set you both up for a successful listing and sale.

Get your letters right now, and put them to work for you in the next couple of hours...

Wishing you boundless prosperity,

P.S. Yes, of course I can help you with customized prospecting letters, web pages, brochures, postcards, newsletters, and agent bios - just get in touch and let me know what you need. Write me at: writer@marte-cliff.com
