#3 discusses the fact that most home buyers today are looking for a move-in ready house, and putting a rental property in that condition can be both expensive and time-consuming.
#4 outlines the difficulties of selling with tenants in a house – and the fact that they don’t need to worry about those difficulties if they sell to you.
#5 reminds them of the other issues, and then presents the biggest headache of all – waiting and worrying. They’ll wait for an offer, worry over negotiations, wait and worry over the appraisal and inspections, and worry about the buyer’s loan closing.
When they sell to you, there’s no waiting and no worrying.
#6 admits that since they haven’t gotten in touch, they probably aren’t ready to sell. Then it reminds them that you’ll still be around next year if they change their minds. It politely asks them to save your letter so they can call when the time is right.
