Investor Probate Prospecting Postcards

Successfully prospecting to purchase homes in probate requires a respectful tone and the awareness that the person reading your message is in a stressful situation.

They are grieving the loss of a loved one while being tasked with the many duties of settling an estate. When a house is part of that estate, they have no choice but to deal with it in some way.

These Investor Probate Prospecting Postcards, unlike the Investor Probate Prospecting Letters, do not explain that they can sell before probate is finished. They also do not go into the financial reasons why selling quickly might be best.

Instead, with the exception of mentioning the need to protect the house from invaders, these postcards focus on the method of selling. They outline the differences between selling to you, the investor, and listing the house for sale with a brokerage.

They remind readers of the difference between selling as-is to you or doing the clean-up, fix-up, and paint-up required to get top dollar with an agent.

Since some agents do have a list of investors they sell to, one card does note that they CAN sell as-is through an agent. However, those investors aren’t likely to pay more than you will, and the estate will still have to pay the agent.

 

The cards encourage executors to call even if they are undecided.

The message is that the best decisions are made with all the facts, so they need to know what you would offer.

They also remind executors that the listing price is not always the selling price, and that after deducting the agent’s commission and the other costs, they’ll receive about 10% less than the selling price.

Meanwhile, when they sell to you, the price you agreed upon is the price they’ll receive. You’ll take care of the other costs.

 

Before you print these cards, you’ll need to make two decisions:

  • How many hours or days will you need in which to present an offer.
  • How many days will you need to close, should they want to hurry.

When you’ve made those decisions, you’ll put the answers in the appropriate places in the cards.

Note that these are not print-ready cards. This is copy written in word that you can cut and paste into a postcard template. I believe this card copy will fit nicely on a 6 X 9 card. Each page includes copy for the front plus sidebar copy for the address side of the card.
