Everyone buys that second home with good plans and intentions, but things change over time. That house doesn’t get used as often as expected – or as often as it did in the first years of ownership. People get bored. Going to the same vacation spot year after year is comforting for some – and confining for others. They had better use it.
Those who have chosen to rent their home to other vacationers to defray the expense may find themselves going to all that effort just so someone else can enjoy a vacation. The rental payments are nice, but the manager takes a cut and repairs and maintenance costs add up. Worse, when they get a free week and would like to use their house, it’s already occupied. In prospecting to these vacation-home owners, you might find an eager audience!

Each letter suggests one of those reasons why they might want to sell, and each invites the homeowner to call for a market analysis so they have the true facts prior to making a decision.

They also invite homeowners who aren’t thinking of selling to contact you for a copy of your market report. Most people are curious, so the offer of a free market report might “put them in your loop” and give you a reason to stay in touch with them until such time as they do want to sell.
