Everyone buys that second home with good plans and intentions, but things change over time. That house doesn’t get used as often as expected – or as often as it did in the first years of ownership. After a while, it becomes a burden rather than a pleasure. That’s one reason why prospecting to vacation-home owners is a good idea.

People get bored. Going to the same vacation spot year after year is comforting for some – and confining for others. Some of your vacation-home owners are probably wishing they could go somewhere else this year, but guilt will prevent that. They own this house, and they pay taxes, insurance, and maintenance on it. They had better use it.
Those who have chosen to rent their home to other vacationers to defray the expense may find themselves going to all that effort just so someone else can enjoy a vacation. The rental payments are nice, but the manager takes a cut and repairs and maintenance costs add up. Worse, when they get a free week and would like to use their house, it’s already occupied. In prospecting to these vacation-home owners, you might find an eager audience!

These letters are designed to enter those mental conversations and reassure them that yes, selling is a good idea.
Each letter suggests one of those reasons why they might want to sell, and each invites the homeowner to call for a market analysis so they have the true facts prior to making a decision.
And of course, NOW is the perfect time for these homeowners to sell. Prices have soared and listings are scarce. That means they’ll get top dollar.
BUT… interest rates are now inching up. Inflation is taking a toll. So – perhaps these high prices won’t last. We have no crystal balls, so perhaps they’ll keep rising, but is that likely? So – for 2022 I’ve added another letter: “Are we in a real estate bubble?” This letter doesn’t make a prediction, but does offer the idea as something to consider.
They also invite homeowners who aren’t thinking of selling to contact you for a copy of your market report. Most people are curious, so the offer of a free market report might “put them in your loop” and give you a reason to stay in touch with them until such time as they do want to sell.
