Probate Prospecting Postcards
Prospecting for probate listings is a bit touchy. The executor you need to contact won’t respond if he or she feels like you’re a predator, eager to take advantage of people who are in bereavement. Probate prospecting postcards can help position you as a helpmate.
The executor and the heirs do need to know the true market value of their loved one’s house. Even if the house will not be sold, they need the valuation in order to settle the estate. By offering to provide that information without pressuring them to list immediately, you get your foot in the door and can begin to establish yourself as a trusted ally.
Use this set of 6 probate prospecting postcards to offer your assistance…
Note: These are not camera-ready postcards. The prospecting postcard copy will come to you in Publisher format, so you can simply add a background, a graphic if you wish, and your contact information.
Since you may not have that program installed, I’ve also included the copy for each card in a word document, so you can cut and paste it into any other program.
The first three cards offer your market analysis free of charge – and with no obligation. They focus on the service you’ll provide regardless of whether they plan to list the property.
The second three bring up the advisability of selling, but in a manner that invites them to discuss the possibilities without pressure.
Considering the sensitivity you must use in approaching people in bereavement, I suggest sending these cards no sooner than a week apart. If you try to “hit it hard” at this point, you may come across as predatory.
This set is for those who prefer brevity. It was written by request and is a companion to my larger probate prospecting letter set, which includes letters to executors and both postcards and letters to attorneys.
